The above properties were sold by a variety of lenders and trustees at multiple sales locations in Southern California.  The low sales prices are a direct result of what are called "Specified Bids" or "Dropped Bids".  Lenders will drop the bid price at auction to well below what was owed in order to attract a buyer.  This practice of "Dropping" the bid price is what makes the Trustee's Sale the preferred way to purchase a foreclosure property today for many investors.  At the sale you bring cashier's checks and bid up to the amount you are willing to spend.  If the lender "Drops" the bid price to less than your preferred purchase price, that is your signal to raise your hand and bid on that property.


The auctioneer will confirm that you have the cashier's checks to cover your bid, accept your bid, and you are on your way.  If you are the only bidder, than you are against the foreclosing lender, who is always a bidder.  If you bid one penny over the opening bid, and no one tops you, then you win at that price.  Most times, the lender only bids once. Note the properties on Miramar and Smoketree above.  These winning bidders offer only 1 cent more than the lender's opening bid.  They won.


If another bidder steps forward and tops your bid with a higher amount, than you decide on whether you wish to raise your bid amount, and by how much.  It is typical for bidders to go back and forth until one chooses to drop out of the process and let the last bid by the other party take the property.  The top-most bid wins the opportunity to purchase title to the property for the amount bid.  If the bank chooses to bid the property up, they can do so just as any other bidder.  The bank can bid up to what is owed, and even higher if they wish to bid cash like you and me.


The loan which foreclosed and set the opening bid amount is now wiped off the property, as well as any "Junior" loans and liens which were recorded after the foreclosing loan's original recording date, which is shown on the property profile.  These junior loans are shown on the property profile BELOW the foreclosing loan, which is signified by a red star.  Anything above the red star remains on the property.  We teach you how this works.  Just ask us.

SUBSCRIBER QUESTIONS: What doe POSTPONED mean???

When you search "Only Notice of Trustee Sale Filed" on our website, you will find that many properties show a status of "POSTPONED".  This means that the original auction date has been superceded by a new date. 


Some subscribers have found this confusing because they are concerned that the property is not going to sell on the auction date they are searching. 


Please note that the auction date you are searching is what defines the results of your search.  The word "POSTPONED" does not change this fact.


The properties on your report are scheduled to sell on that day or they would not be on the report you just created.


"POSTPONED" simply means that there was a different date for the auction at one time.  We have updated the auction information to show that the auction date you are searching is the "CURRENT SALE DATE".  For your reference we also show the "INITIAL SALE DATE" to show that the property was once scheduled to sell earlier in the year.


Please also note that we are seeing an average of 5 or more postponements on every sale these days.  Some properties take more than a year to finally reach the courthouse steps.  We should be picking up each and every postponement and updating them as they happen. The "INITIAL SALE DATE" does not change.


We note the status as "POSTPONED" so that you know that the Trustee's Sale date was changed at least once.  If you compare the "INITIAL SALE DATE" to the "CURRENT SALE DATE" you will see how much time has elasped between the two.  Most "POSTPONEMENTS" are 30 days, but they can be as little as one day.  If over 6 months has passed between the two sale dates, the property may be more likely to sell.
