The sales we have shown you recently have been located in the various zones available in Southern California.  It occurred to us that we have ignored one of our best areas for buyng properties, and that is Clark County/Las Vegas.

For a better sampling, go to your property search screen and select the county and the type of sale result... REO or 3rd party...  and the sale date you want to see.  The system will give you a range of the previous two weeks worth of auctions unless you pick a specific date or range of dates. 


Look at the area where you intend to buy to sample the types of bid reductions that the lenders are introducting at the Trustee's Sales.  You will find discounts everywhere. 


The question is... where will you want to buy next? 


If you observe the pattern of bid reductions, as shown by our report of the results, you will be prepared to make an estimation of what bid reductions you can expect on the properties in those areas.  Once you have an idea of what reduced bid prices to expect, you can set a maximum purchase price for yourself.  That is how much you will take to auction. 


Have more than one property in mind for that auction date, too.  You may not buy your first choice.  It might be postponed to another day.  If so, then be ready to bid on a different property that meets the same requirements.  By having many choices, you cover your bases and you will not be disappointed if your first choice gets postponed or does not sell at the price you would like to see.

10 deals under $100k per door that were left on the courthouse steps....

Every week day another group of properties going to auction at the courthouse steps.  Among these are a variety of homes, condos, apartment buildings, and commercial properties.  The lenders choose to discount these properties rather than take them all back into their REO inventory.  Strangely, not everyone is aware that these discounts are happening every day.  The bidder who only tracks the pre-announced dropped bids is missing many great deals.  These deals are forever lost to the bidder as the property becomes an REO and passes to another phase of the process.  Some lenders will work with you on REO's, but most are overwhelmed with the numbers today and will refer you to their broker.  If you want the best price possible, you should be ready to buy at the Trustee Sales.  Just look at these properties that went to sale in the past week and became REO's at prices so low that you and I would jump at the chance to bid these prices today.  Any of these could have been yours for just one penny over...
