Note that these are examples from yesterday's sales.  Each day, CRR updates our NTS files to show changes in auction status.  These changes include postponements, cancellations, reductions in opening bids, and sale results.  When you select the "Property Search" option you can review sales from the past 2 weeks by choosing either REO/Lender Owned or "Sold 3rd Party".  You can see what is happening every day as the lenders "Drop" the opening bids.  The examples above represent the lender's situation in dollars and cents.  They reduce the amount they are asking for so the property will sell.  If you are paying attention, you can be ready to buy and save.  Bidders often buy for less than half of market value, saving 50 Cents or more on each dollar.

Do Banks like Mondays?  Here are 5 reasons why they might not.  The opening bids on these properties were reduced at sale to well below market value.  These "Dropped Bids" are not unique to any county.  You might see more on a daily basis in desert and rural counties where there is much more open land between communities, but every county is hurting right now.  Just look at these REO properties which were reduced for immediate sale, only to become bank-owned.  What happens when a bank forecloses and takes a property to auction but no one comes???? REO!!!

Every day the lenders fall victim to the sheer numbers involved here.  They write off the foreclosing loan, which in turn wipes out anything that is junior.  The result is often a 100% loss for the lender foreclosing, and sometimes they lose more than the loan, as they must make the house sell-able through a realtor.  This invoves repairs, landscape, painting, and more.   This is why they drop the prices at auction.  This is also why the auction is truly the best place to buy.
