One sure way to benefit from the foreclosure market is to obtain properties you can use for income in your retirement. When looking at properties going to sale, remember that there may be little difference in purchase price between a house and a duplex. In fact, what looks like a house can turn out to be more. Each day there are large numbers of properties going to sale at greatly reduced prices. Novice buyers often say that there are no good deals out there because they look at the advertised properties on the MLS and see asking prices that are not low enough to meet their needs. Experienced buyers who belong to County Records Research understand that the banks have a dilemna. They need to sell properties, but they do not want to drive down the market by offering low prices on REO's. The lenders solve this problem by discounting the properties at the Trustee's Sales, which puts them to market at a low price so that investors can "Flip" or quickly resell these properties with room to make a profit. These auction sales do not create a reduced "Comp" value that would in-turn lead to reduced market values.... Instead these great deals at the auction are like phantoms.
